The single most reliable indicator of future performance is past performance. Before anything else, ask to visit a recently completed project — ideally in a similar location and scale to yours. The Six Questions That Matter Most

1. Who specifically will be on site?

Many contractors win projects with senior principals but hand execution to junior or subcontracted teams. Ask directly: who is the site engineer or project manager assigned to your job? What is their experience? Will the person you're meeting today be involved in your project?

2. How do you handle change orders?

Scope changes are inevitable in construction. How a contractor manages them — in writing, transparently, with agreed pricing — tells you everything about how disputes will be handled. Ask to see a sample change order from a past project.

3. What is your payment schedule tied to?

Payment schedules should be milestone-based, not calendar-based. Payments triggered by actual completed work — foundations complete, slab poured, roof cast — give you leverage if progress stalls. Avoid contractors who ask for large upfront payments untied to deliverables, which is unfortunately common in the Multan construction market.

4. Who are your material suppliers?

Quality of materials directly determines the longevity of your building. Ask which cement brand, steel grade and brick supplier they use. A contractor working in Multan Cantt or DHA Multan should be able to name their suppliers confidently and explain why they use them.

5. What is your defects liability period?

Reputable contractors stand behind their work after handover. Ask what warranty or defects liability period they offer — standard practice is a minimum of one year. Get this in writing in the contract.

6. Can I see your standard contract?

A professional construction firm has a standard contract they're comfortable sharing before you commit. Review it with a lawyer if needed. Contracts that are vague about timeline, scope and payment terms are a signal of how disputes will be resolved — poorly.

Local Knowledge Matters in Multan

Construction in South Punjab has specific technical requirements: extreme summer temperatures demand careful concrete curing in June, July and August; soil conditions vary significantly across DHA Multan, Buch Villas and the older areas of Multan Cantt; and local authority approvals (CDA, DHA, LDA) require contractors who understand the process.
